Berehayes Farm Cottages

The cottage complex is set around a central courtyard. The courtyard is entered either through the double farm gates or through a passageway from the car park.

The double farm gate is bolted at the bottom on one side with the other fastened by a top-hinged bracket to the bolted door. There is no step.

The passage way is entered from a paved path which leads from the car park. There is a small wooden gate between the car park and this path. There is a 17cm step at either end of the passageway. The passage is tiled. There are doors leading off the passageway into the games room and to the indoor swimming pool. There is no step to the games room. There is a slight raised strip at the base of the pool room door.

The courtyard itself is laid to gravel and has a number of tables, chairs and benches distributed throughout the area.

Pool & Games Room

The pool is 1 meter deep throughout. It is access via a set of 18cm descending steps each 30cm deep. There is a changing area with a toilet and shower. The shower tray is raised 15cm above the floor.

There is a raised Jacuzzi accessed via 4 stairs with 20cm rise and 25 cm depth. There is a safety handle at waist height to assist entrance to the spa.

There is a sauna with a 50cm height bench.

The Cottages

Except where otherwise stated all external doors are 80cm wide and >190cm high. All internal doors are >65cm wide and >190cm high.

There are no toilets in the complex suitable for wheelchair access. All the cottages have baths with shower attachments. There are no shower cubicles in any cottage. There is a shower cubicle in the changing area of the pool room.

All kitchen work surfaces are standard height (90cm). All wall mounted cupboards are standard height (132cm).

Brook Cottage

This cottage is entered up a 1 meter concrete ramp with a 20% pitch. There is a 6cm door sill at the top of the ramp.

The clearance between the beds is 50cm and between the bed and the on-suite bathroom is 40cm.

Ratty’s Retreat

This cottage has a 10cm door step with a further rise of 22cm to the door.

The smallest clearance around the double bed is 40cm.

Mole’s Cottage

This cottage is entered up a 1 meter concrete ramp with a 20% pitch. There is a 10cm door sill at the top of the ramp.

Badger’s Den

This cottage has a 12cm door step with a further rise of 18cm to the door.

The smallest clearance around the double bed is 60cm.

The clearance between the bunk bed and the wall is 85cm.

Otter’s Abode

This cottage is entered thought a 75cm wide door, with a 1cm raised base.

The ground floor consists of a sitting area, a kitchenette and the double bedroom with en-suite toilet. The double bed is accesable from one side only. The clearance between this bed and the en-suite is 40cm.

There is a stair case of 12 rises. Each rise is 20cm. The steps are 25cm deep.

The clearance between the bunks and the wall is 70cm

The clearance between the single bed and the wall is 60cm.

Owl’s Hoot

This cottage is entered thought a 75cm wide door, with a 1cm raised base.

The ground floor consists of a sitting area, a kitchenette and the double bedroom with en-suite toilet. The clearance between the double bed and the en-suite is 40cm.

There is a stair case of 12 rises. Each rise is 20cm. The steps are 25cm deep. At the head of the stairs there is a small landing with a railed gallery to the ground floor. The rail is 90cm high.

The clearance between the bunks and the wall is 70cm

The clearance between the single bed and the wall is 60cm.

Toad’s Hall

This cottage is entered thought a 75cm wide door, with a 1cm raised base.

The ground floor consists of a sitting area, a kitchenette and the double bedroom and single bedroom.

The minimum clearance around the double bed and is 40cm.

The clearance between the single bed and the wall is 50cm

There is a stair case of 12 rises. Each rise is 20cm. The steps are 25cm deep. At the head of the stairs there is a small landing.

The first floor consists of a bunk bedroom, family bathroom and a twin bedroom with en-suite bathroom. The twin bedroom has a railed gallery to the ground floor at the head end of the beds. The rail is 90cm high. The distance between the beds is 50cm.
